Smithville Heat pump repair Upon my arrival, I performed a six month check up on three zone mini split system. Flushed and treated the water removal systems, cleaned the air filters., wash the condenser coil using water, clean and treated the electrical cabinet, then verified system safety, and performance. Found all three mini split units with bacterial growth and dirt buildup, and the power protection system has failed. I spoke with the customer about my concerns and went over their options. They would like the options emailed over and will have to discuss this together. The power protection being faulted can lead to unnecessary voltage spikes to the system and not protect the main control boards from this and the systems being dirty can cause inefficient heating/cooling.

Performing my diagnostics I found the auxiliary float safety switch tripped due to a restricted water removal system. Spoke with the customer about my concerns and she approved to have the water removal system cleared and treated. I cleared the water removal system, stress tested with a gallon of hot water then treated it with drain pan solution. Ran a performance and safety testing finding the system cooling properly at this time.

Found bacterial growth in the upstairs and downstairs systems. Spoke with the customer about my concerns and she approved cleanings on both systems. Systems are performing to manufacture specifications at this time.

Smithville Heater service Upon my arrival, I shut system off and used blue painters, tape to seal off heat transfer media coil access, as well as any edges that could potentially leak pan sealer spray onto floor. Sprayed pan sealer splay onto bottom portion of system to cover up any white oxidation substance found. Let pan sealer dry and harden up before removing blue tape. Sprayed any remaining spots with sealing spray. Uncovered heat transfer media coil and removed any remaining tape. Advised customer to leave system off for an hour to let spray fully harden and for the aerosol smell to dissipate. Will be checking in on the Monday the 16th to see if anymore white substance is found around the home.

Flushed and treated the water removal system, replaced the air filter, verified airflow, checked temperature split then verified system safety and performance. Found the system is performing to manufacture specifications while in heating but is in need to be cleaned. I recommend having the air circulation system and the heat transfer media coil cleaned, adding a p-trap with a vent to the water removal system and adding in an auxiliary float safety switch. Customer will review the options and give it some thought but currently has other financial obligations to tend to at this time.

Customer was concerned about it a groaning noise coming from the condenser upon startup. Upon my investigation I found the outdoor exhaust removal system to be the cause of the noise. The bearings are starting to wear out on the motor. Customer wants options for repair sent over to her.

Unit B the brown home I flushed and treated the water removal system, cleaned the air filters, washed the condenser coil using water, cleaned and treated the electrical cabinet then verified system safety and performance. Found both air circulation systems need to be cleaned. On unit A the white home customer stated that the heat was not working. Performing my diagnostics I found that both heat transfer media coils have developed a leak. System is currently non operational and the home owner would like repair quotes emailed over and would also like quotes to replace the equipment.
