They approved the bacterial prevention system while on site and want to set up a consult for the replacement of the duct work with adding in additional returns to each room. The office will schedule this.

Upon my arrival in Smithville AC Maintenance. I checked into the concerns with the outdoor system not coming on. I checked the high voltage first to verify there was nothing going off to ground due to the customer stating that’s the wire he shook and the unit kicked on. After verifying it was good I checked the low voltage wiring and found a wire nut was loose in the Y wire causing the low voltage to lose connection. I tightened the wire nut then tested the system finding it performing to manufacture specifications at this time.

The UV light was set to be cleaned once a year so I corrected that to the 4 year lifespan the bulb has. The outdoor noise only happened once that the customer was aware of but I did hear it while checking the system. I found the unit was just a little off level on the plastic pad so I put a shim in it to help prevent the noise. The noise will not cause any harm to the system. I then flushed and treated the water removal system, washed the condenser coil using water, cleaned and treated the electrical cabinet then verified system safety and performance. Found everything performing to manufacture specifications at this time.

Upon my arrival I evaluated 1 carrier gas furnace system. I verified system safety and performance is to manufacture specifications. Flushed and treated the water removal system. Cleaned the electrical cabinet and washed unit using water. Found the outdoor voltage enhancement system to be reading very low on the exhaust removal system side. 45/5 reading 45/3.9. Replaced voltage enhancement system under HN13E 2 year warranty. Found no other issues and no other recommendations at this time.

Informed customer of my findings and customer wants the options sent over via email to look over, also spoke to the customer about upgrading his comfort controller to either a Honeywell T6 or the Ecobee 6. Customer wants both options sent over to him and will have one installed on the next evaluation. Found no further issues and no further recommendations at this time.

Found bacterial growth inside of the air handler case and on the air movement system assembly. Informed customer of my findings and presented options for repair. Customer wants options sent over to him to discuss with family. The bacterial growth present may negatively impact indoor air quality; if left unaddressed, it can also restrict airflow within the system, resulting in reduced heating and cooling efficiency. Will call follow up with customer on Friday to discuss options.

Smithville Ac repair Upon my arrival I checked into the concerns with the system not cooling. Performing my diagnostics I found the voltage distribution system faulted on the low voltage coil causing the indoor fuse to pop when there was a call for cool. I spoke with the customer about my concerns and went over repair options. A repair option was approved while on site and the repair was performed. I the tested the system finding it low on R22 refrigerant. I would advise to have the system upgraded with the summer approaching. There is a high potential it will not keep up with only having a 10°F split across the coil.

I found that it seems the thermostat was set down to 63° in cooling possibly thinking the setting was in heat. I verified all amp draws and system efficiency was within manufacture specifications. While in the attic I did notice an exhaust fan for the attic area was surging up and down on speeds. The customer will have a roofer come take a look at that.

I spoke with the customer about my concerns. He plans to sale the home in the next 18-36 months and doesn’t wish to put that kind of money into it. The bacterial growth present may negatively impact indoor air quality; if left unaddressed, it can also restrict airflow within the system, resulting in reduced heating and cooling efficiency. The power protection would help prevent any internal electrical faults on the motor and control boards.

Smithville Heater repair When I arrived and turned on the air conditioning system I found that the refrigerant pressures were low. I spoke with the client about leak searching and she agreed. I did not find a leak with my electronic leak detector so I recommend adding dye and refrigerant. The client agreed to do the dye. I then inserted the dye and added 2 pounds of r410a. I let the system run for about 20 min and made sure the temperature split was good (18 degrees). I let the client know the office will call her to schedule a return in about 3 weeks to do the ultraviolet search.

Found all three mini split units with bacterial growth and dirt buildup, and the power protection system has failed. I spoke with the customer about my concerns and went over their options. They would like the options emailed over and will have to discuss this together. The power protection being faulted can lead to unnecessary voltage spikes to the system and not protect the main control boards from this and the systems being dirty can cause inefficient heating/cooling.

Performing my diagnostics I found the auxiliary float safety switch tripped due to a restricted water removal system. Spoke with the customer about my concerns and she approved to have the water removal system cleared and treated. I cleared the water removal system, stress tested with a gallon of hot water then treated it with drain pan solution. Ran a performance and safety testing finding the system cooling properly at this time.
