Upon my arrival I performed a 6 month checkup on 1 furnace package unit. Flushed and treated the water removal system, cleaned the flame safety sensor, verified proper fuel delivery, checked for CO then verified system safety and performance. I found the furnace performing the best it can given its age. The indoor heat transfer media coil is very dirty. Given the decoration that is happening i advise against having this cleaned due to risk of what could have to the indoor coil. I spoke with the customer about my recommendations on having the system upgraded and she still plans to wait.
Upon my arrival I performed a 6 month checkup on 2 furnace systems. Flushed and treated the water removal system, cleaned the flame safety sensors, verified proper fuel delivery, checked for CO then verified system safety and performance. Found both systems performing to manufacture specifications at this time. Advised on adding power protection to both systems and the importance of it. Customers plan to wait until next spring to look into this.

Found the system performing to manufacture specifications at this time.
Upon our arrival we performed the approved repairs to run new control wiring to the outdoor unit. Installed new control wire from the inside furnace to the outside door condenser. Secured the wire in liquid tight and fastened it to the wall coming from the roof to the condenser. Redid wire terminals coming from the thermostat to the furnace then tested the systems operations. System is performing to manufacture specifications at this time.

Upon my arrival I spoke to the customer about their concerns with the main side of the homes system not cooling well. Performing my diagnostics I found the system to be low on refrigerant which led to me performing a leak search. On the indoor system I found a leak with my electronic leak detector and the outdoor system I found traces of oil on the outdoor coil and found the leak using soap bubbles. I spoke to the customer about my concerns and he chose a repair for both Heat transfer media coils and signed his 2 systems up for maintenance.
Upon my arrival I checked into the concerns of the comfort control being blank. Performing my diagnostics I found the fuse has popped for the low voltage circuit again. I traced out the wiring and ended up finding somewhere under the house has a bare spot going to ground every now and then on the control wiring heading to the condenser. I am unable to access the area that the control wiring is making contact. I spoke with the customer about my concerns and recommended running new control wiring through the attic and down the side of the home wrapped with liquid tight on the exterior wall. This repair was approved and half payment was collected today. Return will be scheduled for next week with 2 technicians.

Upon my arrival I found that the furnace switch in the attic had gotten turned off by the internet company. I turned the switch back on and performed a 6 month checkup on the furnace system. Flushed and treated the water removal system, checked safeties, installed new iFLO cartridge, checked fuel delivery pressures then verified system safety and performance. I found everything operating to manufacture specifications at this time.

I found both systems to be showing signs of low refrigerant charge. I spoke with the customer about my concerns and recommended having a leak search performed. She does want to have them performed but will need about a month since she is recently retired. I will email the quotes over and follow up a month from now.

I flushed and treated the water removal system, washed condenser coils using water, cleaned and treated the electrical cabinets, replaced the air filters on both split systems and cleaned the filters for the mini split. I then verified system safety and performance. On the main system I found a significant amount of zooglea build up in the primary drain pan. This system is in need of a deep chemical cleanings. The guest house I found the thermostat was out of calibration by 4° and I made adjustments to this while on site. Found no other issues at this time on the 3 systems.
