Upon my arrival, I performed the UV leak die search on three mini split heads and one condenser. I found that a leak has developed on the heat transfer media coil of the middle mini split head. I was unable to access where all the flare fittings are located for each system to verify they are not leaking. Customer is aware that I was unable to access where the mini split connect to the line set. I wanna have a repair options with the customer for the system that I did find leaking at this time and he approved repair and understands. That is a 3 to 4 week lead time for the coil to come in. Collect a 10% down today so we could get the parts ordered. When we return, we will be making the access for the coil. We are replacing at this time easier by putting an external of the wall.

Arrived on site to do a heat transfer media coil and air movement system cleaning. Shut off power to air handler unit, and pulled air movement system assembly out of air handler unit. Disassembled air movement system outside into it’s individual parts. Chemically cleaned the air movement system and washed down with water afterwards. Chemically Cleaned heat transfer media coil in place. Washed down with water afterwards. Reassembled air movement system and reinstalled it into air handler unit in attic. Turned air handler unit back on and got a 19.8° temperature split. Unit operating to manufactures specifications at this time.

Upon my arrival I checked into the concerns with the comfort control being blank. I found that the low voltage secondary fuse had blown causing the comfort control to not get voltage for proper operation. I installed my fuse popper and tested the system and was unable to locate why the fuse popped. I inspected all wiring that was accessible and did not find any Knick’s or brakes. While checking the system, I found that the 20 amp breaker that serves the outdoor system is becoming weak and advised the customer to have an electrician come out and replace it. Today I installed the new fuse on the indoor main control board and sign the customer up for maintenance.

Upon arrival we met with customer and they stated the thermostat was blank and system was not running. During diagnosis we found the LCD screen on the comfort control had failed. Not letting customer operate the comfort control. Offered the customer options on a replacement, and they went with the bronze option. We replaced the comfort control with an Ecobee smart comfort controller with temp sensor. Installed new comfort controller and tested system in cooling. Stem operating correctly at this time.

Performed bi annual maintenance on system. Blew out drain line and treated coil pan with chemical treatment. Tested system in cooling and everything is performing to manufactures specifications. Washed condenser down with water. Thermostat was set to 66° which is not recommended. Recommended to not go lower than 70°. System operating correctly at this time.

When I arrived I found that the low voltage fuse was blown. I narrowed it down to a bad voltage distribution system. I spoke with the client about her different options and she chose the hd3c so we could redo wire terminals and replace the voltage enhancement system. I did replace the low voltage fuse, voltage distribution, voltage enhancement and redid wire terminals. After the repair I tested the system and found it to be cooling properly at this time. It was 92 degrees in the house so it will take a while to cool down also I could not accurately test the charge because it was so hot inside and outside but it’s cooling the house down and has a 17 degree split.

Upon my arrival I checked into the customers concerns with the systems leaking water. After stress testing both units with water several times I found the condensate pumps are doing their job and pumping water from the system. While I was checking the units I found them to be blowing warm air. I checked the systems pressure and found it low on refrigerant. I spoke to with the customer about my concerns and went over the different leak searches that could be performed. Customer chose to have the UV leak dye performed. I installed UV leak dye into the system then added 2.5 pounds of R410a back to the system. System is now showing ok pressures with an ok temp split. This will allow the unit to run enough so we can return to perform the leak search. Recommend scheduling 1-2 weeks from today.

Upon my arrival, I checked into the customers concerns with the indoor system freezing over. After allowing the system to thaw out a little longer, I found that it was low on refrigerant. I spoke with the customer about my concerns and recommended adding charge to the unit and with their approval I did so. After acquiring the proper sub, cool value, and then checked the system’s temperature finding the unit is now cooling well. I did find that the indoor coil has become dirty due to pulling air from underneath the home and recommended having the gap sealed with spray foam. Customers are currently in the process of building a home and don’t plan to be in there but a couple more months and would like to not have to put any more money into it if they don’t have to. There is potential that they may look into using us to quote putting in the new system on their new home. I left customers with a card so they could reach out.

Upon my arrival I performed the approved repairs for the refrigerant leak at the refrigerant pressure control bypass tube. I recovered all refrigerant from the system, flowed nitrogen while brazing, fixed the leak at the bypass tube, installed new inline filter dryer closest to the indoor unit, installed new piece of copper where old filter dryer was located, pressure tested the system to 360psi with nitrogen, evacuated nitrogen after pressure test was shown to be tight, brought the system down to a proper vacuum and while in the process performed a triple evacuation service by breaking vacuum 3 times with nitrogen to insure no moisture is present within the system, once I obtained the proper vacuum below 500 microns I recharged the system with 12lbs of r410a refrigerant. I then ran a performance and safety testing checking pressures and amp draws. After verifying pressures were could I pumped the system down and installed acid preventatives for a longer compressor life. System calls f

Upon arrival we checked into the concern that the comfort controller was blank and system not operating. During diagnostics we noticed the 5 amp low voltage fuse was popped. No obvious low voltage short. Used a resettable 5 amp fuse and jumped thermostat wires to trigger operation and fuse did not pop. Replaced blown fuse with new 5 amp fuse. System started up and ran without blowing fuse. Checked system pressures and it is operating at manufacturers specifications.

Upon my arrival, I performed the approved repairs. I recovered all refrigerant from the system for proper disposal, purged with nitrogen while brazing, repaired the leak on the bypass tube for the refrigerant pressure control, installed new filter dryer, pressure tested with nitrogen to 360 psi, installed performance enhancement system, evacuate nitrogen, then put the system into a vacuum. I performed a triple evacuation service breaking with nitrogen and bringing down to a vacuum three times to verify all moisture and contaminants are out of the system. After obtaining the proper vacuum on the system, I installed acid preventatives and recharged to manufacture specifications. I then turn the system on for performance and safety testing to finish out charging the system to the proper sub cool value as well as verifying proper amp draws on the system. I found everything operating within the manufacture specifications at this time.

Upon my arrival I performed a 6 month checkup on 2 heat pump systems. Flushed and treated the water removal systems, washed condenser coils using water, cleaned and treated the electrical cabinets with electrical insecticide then verified system safety and performance. I found the upstairs system operating to within manufacture specifications at this time. The down stairs unit I found it showing signs of low refrigerant charge. I spoke with the customer about adding refrigerant and he approved to do so. As I started to add refrigerant I found that the low side pressures became very high, superheat dropped very low and the sub cooling stayed the same. I quit adding refrigerant at this point and found that the refrigerant pressure control is not metering refrigerant properly. I went over my concerns with the customer and the age of the equipment. He is going to have to think about what he would like to do and is currently going to limp the system along. I did not charge for the refrigera

Upon my arrival I performed the UV leak dye search. I found a leak present around the bypass tube for the refrigerant pressure control. In order to verify exactly where the leak was at given the area it was in I whipped away the uv dye and sprayed the area with soap bubbles. The leak is coming from where the bypass tube is brazed into the suction line. Customer was not present at the time of the leak search but we did speak over the phone. I will get the repair options emailed over and follow up Monday to answer any questions about the options. System does still have good charge in it at this time.

Performed die leak search and found die present at thermostatic expansion valve. Brass cap has a crack and is leaking. Performed system recovery of refrigerant remaining in system and shut down king valves. Homeowner opted for option HI2B. Parts are on order from RMI San Antonio.

Upon my arrival I performed 6 month checkups on 2 heat pump system. I flushed and treated both water removal systems, washed condenser coils using water, cleaned and treated electrical cabinets with electrical insecticide, installed new refrigerant caps on both systems then verified systems safety and performance. I found unit #2 to be low on refrigerant. I charged the system to the proper sub cooling value using 2 lbs of R410a refrigerant. The refrigerant will be included with the previous repairs with no additional charge. I also noticed that the systems were set to 70° for cool and both displayed an indoor temp of 67°. After checking the comfort control settings I found the systems were set up for dehumidification when they are not equipped to do so. I turned the function off and they will monitor if it continues to come on for cool when the demand is not about the set temp.

I found that the system is at max amps on start up and there is no power protection on the indoor or outdoor systems. I recommend having a performance enhancement system installed to bring the start up amps down to a better performing standard and allow for a longer compressor life. Power protection is also recommended to protect the indoor and outdoor systems from any voltage spikes, power outages or brownouts. Customer would like these options emailed over so she can talk with her son who is her financial adviser. Air purification is not something the customer is interested in.
