Upon arrival we found the indoor head unit would run for about 5 mins and then shut off and throw a constant code. The code was stating the outdoor condensing unit wasn’t sending signal back to the indoor head unit after 5 minute causing shutdown. After inspecting the outdoor unit inverter board burned up. Let customer know the issue and gave him options. The board is 5-6 weeks out, the customer wants a bid for a new system if the board cannot be delivered and installed soon. .
Upon my arrival I spoke with the customer about their concerns with the comfort control being blank. Performing my diagnostics I found that the water removal system has become restricted causing the auxiliary float safety switches to trip as well as leaked into the emergency drain pan under the fresh air control. I spoke with the customer about my concerns and presented repair options to be performed while on site. Customer approved to have the water removal system cleared, treated and the emergency drain pan drained. I performed the approved repairs by clearing the water removal system, installing another ball valve to allow sections of the 2 drain lines, treated the system then tested the system. I found everything properly at this time. I will be getting a quote put together Monday morning on renovations of the drain line to allow for new pvc to be installed that is clear of all zooglea.
Upon my arrival I performed the approved repairs in the upgrading power protection and the air circulation system renovation. On both systems I installed new power protection, pulled the air movement system to break down for chemical cleaning. After cleaning was performed and air movement system dried out I installed it back into the system then ran a performance and safety testing on both systems finding everything is operating within manufacture specifications at this time.
Upon my arrival on the approved repairs of upgrading the power protection system. Installed new power protection at the indoor furnace and redid wire terminals, installed new disconnect, power protection, redid wire terminals, new electrical fittings and sealed around the disconnect. I then tested the system finding it operating properly at this time. While performing the repair I found that the breaker on the outdoor system is oversized using a 60 amp when the unit calls for a 40amp. I brought this to the customers attention and he will have an electrician install the proper breaker.

Checked all functions and found everything working to manufacture specifications. Removed T fin from line. Set on outside of home near condenser as approved by Daryl and homeowner. Washed condenser coils.
Performed installation of factory specified compressor and thermostatic expansion valve. Installed new filter dryer at condenser. Performed system vacuum to 700 µm and recharged system to specs with R410a. Washed down condenser coil and obtain 17° temperature differential. Unit is operating to manufacture specifications at this time.

Upon my arrival I performed the approved repairs on the zoned system. I removed the failed comfort control circuit, both dampers, installed new comfort control circuit, installed new 16x16” PO/PC damper and new 12” round PO/PC damper, redid wire terminals, sealed around both dampers then ran a performance and safety testing. I found both zones operating properly when there is a demand called for and when the demand is no longer called for allowing the dampers to open and close as they should. I verified system had a good Delta T across the coil, tested the amp draws and electrical comments inside and out, and checked systems pressures. Given its 90° in the home it was difficult to acquire and accurate pressure reading. With the temperature split being good we will verify the pressures again at the Bi-annual maintenance inspection once the home is at a normal operating temperature inside. I also found that the voltage enhancement system on the outdoor unit was just sitting in the box. I

Flushed and treated water removal systems, washed condenser coil using water, cleaned and treated electrical cabinets, changed all air filters then verified system safety and performance. I found RTU#1 to be operating within manufacture specifications. RTU#2 I found bacterial growth inside the blower cabinet and on the blower wheel. I recommend having the air movement system pulled to be disassembled for chemical cleaning. I also recommend adding power protection to both systems to prevent any failures caused by power outages, brown outs or voltage spikes. options will be emailed over for review.

I spoke with the customer about their repair options and went over maintenance. Customer approved repairs today and signed the rental on to out maintenance program. Return will have to be scheduled preferably in the morning since this is an attic systems. Customers gave door code and gate code to gain access to the home since it is unoccupied and they may not be in town.
Upon my arrival I checked into the concerns with the back system not cooling properly. Performing my diagnostics I found the pressures and temp split were good. I checked the vents and found that a few of them were shut down to allow more airflow to the daughter’s room. I helped the customer with balancing the vents to allow airflow to all areas and informed her they may have to make adjustments as they go. Currently all areas are cooling well. There are no blinds in the daughter’s room allowing sunlight to enter as well. I advised on blinds and blackout curtains.

Upon arrival, I spoke with Murray, who reported that the thermostat was displaying a message indicating high humidity. I tested the thermostat’s temperature and humidity readings using my PRH2 pocket psychrometer. The thermostat’s humidity reading was off by 3%, and the temperature reading was off by 4.7°F. I then tested the HVAC system to confirm proper cooling operation, which was functioning as expected. After reviewing the issue, I presented Murray with replacement options for the existing Ecobee thermostat. He chose the Main Comfort Control System Renovation package. This included: • Replacing the thermostat • Replacing the transformer • Inspecting all terminal connections and wiring, with replacement if any damage was found Following the installation, I performed a full performance and safety test on the system. Additionally, Murray approved the installation of the COMF2 upgrade for his HVAC system.
Upon arrival, I spoke with Margy, who reported that the A/C was not turning on. During troubleshooting, I found two error codes on the thermostat: one indicating an indoor blower motor fault, and the other for lost BRIM communication. Further inspection revealed that the main circuit board on the indoor unit was intermittently sending a fault signal to the airflow distribution system. I verified that the control board showed no visible damage and that all wiring was intact and in good condition. I recommend replacing the airflow distribution system, wire harness, and main control board. These components are covered under the 10-year parts and labor warranty. Additionally, Bob mentioned he would be interested in two window A/C units, if available, to use while waiting for the repair to be completed.
Upon arrival, I spoke with Mark regarding his HVAC concerns. He reported that water was dripping onto the first floor and that the second-floor HVAC system (a heat pump system) was cycling on and off intermittently. During troubleshooting, I discovered that the water removal system was backed up. I verified that the sink, which serves as the termination point for the primary drain line, was draining properly. I also confirmed that the condensate pump was operating correctly and effectively removing water. I inspected the iFlo system and verified that it was installed correctly and functioning properly. While inspecting the HVAC system, I found that the return plenum was extremely dirty. I also discovered debris on the indoor heat exchanger that matched the material found in the return plenum. Based on these findings, I recommended cleaning the return plenum, clearing the primary drain line, and removing any standing water present beneath the air handler. After completing the approv
