Upon my arrival I spoke to the customer about their concerns with the main side of the homes system not cooling well. Performing my diagnostics I found the system to be low on refrigerant which led to me performing a leak search. On the indoor system I found a leak with my electronic leak detector and the outdoor system I found traces of oil on the outdoor coil and found the leak using soap bubbles. I spoke to the customer about my concerns and he chose a repair for both Heat transfer media coils and signed his 2 systems up for maintenance.

Upon my arrival I checked into the concerns of the comfort control being blank. Performing my diagnostics I found the fuse has popped for the low voltage circuit again. I traced out the wiring and ended up finding somewhere under the house has a bare spot going to ground every now and then on the control wiring heading to the condenser. I am unable to access the area that the control wiring is making contact. I spoke with the customer about my concerns and recommended running new control wiring through the attic and down the side of the home wrapped with liquid tight on the exterior wall. This repair was approved and half payment was collected today. Return will be scheduled for next week with 2 technicians.

Found the return flex and supply ductwork to be in bad shape. Multiple holes and rips in flex duct, and old metal ductwork insulation wrap is tatterd and falling off in multiple locations. Our comfort specialist will be coming by the give a quote on repair or replacement of listed issues.

Upon my arrival I performed a 6 month checkup on 1 heat pump system. Before getting started the customer mentioned the iFLO being off line. I attempted to resolve myself then had to get tech support involved to reset the system and redo the set up. After getting the iFLO connected to WiFi I flushed and treated the water removal system, installed new air filter, washed the condenser coil using a water, cleaned and treated the electrical cabinet then verified system safety and performance. I found everything performing to manufacture specifications. At the outdoor system I found there is a cavity formed underneath the system. I Recommend having the cavity filled that’s forming underneath the system to avoid it becoming larger and causing the system to sink into the ground.

Arrived on site to perform a dye leak search. During my search, I found three leaks in the indoor heat transfer media coil. Let customer know of my findings and will be sending over options for repair.

Upon my arrival I found that the furnace switch in the attic had gotten turned off by the internet company. I turned the switch back on and performed a 6 month checkup on the furnace system. Flushed and treated the water removal system, checked safeties, installed new iFLO cartridge, checked fuel delivery pressures then verified system safety and performance. I found everything operating to manufacture specifications at this time.

Upon my arrival I performed a 6 month checkup on 2 heat pump system. Flushed and treated the water removal systems, washed the condenser coils using water, cleaned and treated the electrical cabinets with electrical insecticide then verified system safety and performance. I found both systems to be showing signs of low refrigerant charge. I spoke with the customer about my concerns and recommended having a leak search performed. She does want to have them performed but will need about a month since she is recently retired. I will email the quotes over and follow up a month from now.

I flushed and treated the water removal system, washed condenser coils using water, cleaned and treated the electrical cabinets, replaced the air filters on both split systems and cleaned the filters for the mini split. I then verified system safety and performance. On the main system I found a significant amount of zooglea build up in the primary drain pan. This system is in need of a deep chemical cleanings. The guest house I found the thermostat was out of calibration by 4° and I made adjustments to this while on site. Found no other issues at this time on the 3 systems.

Heat transfer media coil was frozen upon arrival this morning. Tech left to let it thaw out and I returned in the afternoon. Found the unit to be quite low on 410a refrigerant. Gave the customer the option to perform a leak search on the system. Performed the leak search and found nothing with the electronic leak detector. Gave the customer the option to introduce UV dye into the system to find the leak. Customer agreed. Charged unit with 6 lbs of 410a to get house cooling. Will return tomorrow to add dye to system.

Upon my arrival I performed a 6 month checkup on 1 heat pump system. I flushed and treated the water removal system, washed the condenser coil using water, cleaned and treated the electrical cabinet with electrical insecticide then verified system safety and performance. I found that the system to be operating to manufacture specifications at this time. During the evaluation I noticed that there is bacterial growth starting to form inside the air handler. I spoke with the customer about my concerns and he would like the options emailed over due to having a lot to think about on it.

I flushed and treated the water removal system, washed the condenser coil using water, cleaned and treated the electrical cabinet with electrical insecticide, replaced both air filters, then verified systems safety and performance. I found the system to be operating to manufacture specifications at this time. I spoke with the customer about bacterial prevention systems and this is something they are not interested.

I performed the cooling evaluation and found that the outdoor voltage enhancement system was out of manufacture specifications. I spoke with the client about their different options and they chose the hn13b. I replaced the voltage enhancement system and redid the wire terminals for it. After the repair I tested the system and found it to be at manufactures specifications. I do highly recommend the client adding a new return, supply, transitions and a better structure under the heat transfer media coil with water safety switch on the primary and secondary water removal line which the client said they were going to do.

Upon my arrival, I performed the UV leak die search on three mini split heads and one condenser. I found that a leak has developed on the heat transfer media coil of the middle mini split head. I was unable to access where all the flare fittings are located for each system to verify they are not leaking. Customer is aware that I was unable to access where the mini split connect to the line set. I wanna have a repair options with the customer for the system that I did find leaking at this time and he approved repair and understands. That is a 3 to 4 week lead time for the coil to come in. Collect a 10% down today so we could get the parts ordered. When we return, we will be making the access for the coil. We are replacing at this time easier by putting an external of the wall.

Arrived on site to do a heat transfer media coil and air movement system cleaning. Shut off power to air handler unit, and pulled air movement system assembly out of air handler unit. Disassembled air movement system outside into it’s individual parts. Chemically cleaned the air movement system and washed down with water afterwards. Chemically Cleaned heat transfer media coil in place. Washed down with water afterwards. Reassembled air movement system and reinstalled it into air handler unit in attic. Turned air handler unit back on and got a 19.8° temperature split. Unit operating to manufactures specifications at this time.

Upon my arrival I checked into the concerns with the comfort control being blank. I found that the low voltage secondary fuse had blown causing the comfort control to not get voltage for proper operation. I installed my fuse popper and tested the system and was unable to locate why the fuse popped. I inspected all wiring that was accessible and did not find any Knick’s or brakes. While checking the system, I found that the 20 amp breaker that serves the outdoor system is becoming weak and advised the customer to have an electrician come out and replace it. Today I installed the new fuse on the indoor main control board and sign the customer up for maintenance.
