Upon my arrival I evaluated 1 carrier Bryant heat pump system. I verified system safety and performance is to manufacture specifications. Flushed and treated the water removal system. Cleaned the electrical cabinet and washed unit using water. Found the indoor heat transfer media coil to be dirty. Informed customer of my findings and customer chose the HK2A option. The office will be in contact for a date and time to return. Also found the comfort controller to be in poor condition. Customer decline repair options at this time. System heating properly at this time.

Smithville Heater service I performed the heating evaluation and found that both heat pump systems are operating properly at this time. I did find bacteria in both air handlers but especially bad in the master bedroom system. I spoke with the client about adding this to their systems and they want to start with the master system. Smithville Mini split repair Upon my arrival I performed a 6 month checkup on a furnace package unit, a heat pump system and a straight electric heating system. Flushed and treated the water removal systems, checked proper amp draws, checked for CO, cleaned the flame safety sensor, replaced air filters, washed the heat pump outdoor coil using water, cleaned and treated electrical cabinets then verified system safety and performance. Found bacterial growth in the upstairs and downstairs systems. Spoke with the customer about my concerns and she approved cleanings on both systems. Systems are performing to manufacture specifications at this time.

Smithville Heater service Upon my arrival, I shut system off and used blue painters, tape to seal off heat transfer media coil access, as well as any edges that could potentially leak pan sealer spray onto floor. Sprayed pan sealer splay onto bottom portion of system to cover up any white oxidation substance found. Let pan sealer dry and harden up before removing blue tape. Sprayed any remaining spots with sealing spray. Uncovered heat transfer media coil and removed any remaining tape. Advised customer to leave system off for an hour to let spray fully harden and for the aerosol smell to dissipate. Will be checking in on the Monday the 16th to see if anymore white substance is found around the home.

Smithville Heat pump tune up Upon my arrival I performed a 6 month checkup on 1 straight electric system. Flushed and treated the water removal system, replaced the air filter, verified airflow, checked temperature split then verified system safety and performance. Found the system is performing to manufacture specifications while in heating but is in need to be cleaned. I recommend having the air circulation system and the heat transfer media coil cleaned, adding a p-trap with a vent to the water removal system and adding in an auxiliary float safety switch. Customer will review the options and give it some thought but currently has other financial obligations to tend to at this time.

Smithville Heat pump tune up Upon my arrival I evaluated 1 Bryant heat pump system. I verified system safety and performance is to manufacture specifications. Flushed and treated the water removal system. Cleaned the electrical cabinet and inspected both indoor and outdoor heat transfer media coils. Customer was concerned about it a groaning noise coming from the condenser upon startup. Upon my investigation I found the outdoor exhaust removal system to be the cause of the noise. The bearings are starting to wear out on the motor. Customer wants options for repair sent over to her.

Customer did not answer. Will send over options for repair upon customers request.

Unit B the brown home I flushed and treated the water removal system, cleaned the air filters, washed the condenser coil using water, cleaned and treated the electrical cabinet then verified system safety and performance. Found both air circulation systems need to be cleaned. On unit A the white home customer stated that the heat was not working. Performing my diagnostics I found that both heat transfer media coils have developed a leak. System is currently non operational and the home owner would like repair quotes emailed over and would also like quotes to replace the equipment.

On the main system I found it performing to manufacture specifications at this time but had developed a bacterial growth inside the air handler. I verified the UV bacterial prevention system located on the supply air plenum is still in operation and cleansing the air before it enters the home. On the guest system I found the system to be low on refrigerant. Performing an electronic leak search I found that the heat transfer media coil has developed a leak. I spoke with the customer about my concerns and presented repair options. She would like them emailed over so she can discuss this with her husband.

Smithville Furnace repair I performed the heating evaluation and found that the system is operating properly at this time. I did speak with the client about the age of the system. I did let the client know that we will send over a technician to come back and install some insulation on the blower door free of charge.

Smithville Air conditioner repair Upon my arrival, the customer was concerned the heat would run continuously, even with the comfort controller off. Found the heat kit relay to be faulty. Presented customer with my findings. Customer chose the HD5A option for repair. Replaced the relay and system cycles off when it reaches temp at the comfort controller now.
