I found that the leak breaker on her water heater is the alarm she is hearing. This has nothing to do with any of our equipment and she will be calling a plumber to take a look at it. Completing the evaluation I replaced the cartridge for the iFLO pro and found everything to be operating properly in on the performance and safety aspects of the equipment.

Today I arrived and met with the homeowner. I completed the evaluation today, began by verifying system safety and its performance. I then flushed and treated the indoor water removal system. While servicing the outdoor system I cleaned the electrical cabinet and washed the unit using water. While onsite I also changed the indoor carrier air cartridge provided by customer, upon completion I left system set for auto following customers schedule.

Upon arrival I met with Steve. Concern of blank thermostat, I found unit drain clogged. Customer approved drain cleaning, he also reenrolled in the comfort plan. I then cleaned drain and began evaluations. Began by verifying system safety and its performance. I then flushed and treated the indoor water removal system on both units. While servicing the outdoor systems I cleaned the electrical cabinet and washed the units using water. I spoke with Elena about indoor units being dirty and would recommend a cleaning. We recovered all refrigerant, removed the heat transfer media coil for chemical cleaning, installed new voltage enhancement system, voltage distribution system, added performance enhancement system, broke down air movement system for chemical cleaning, redid wire terminals, chemically washed the condenser coil, replaced the refrigerant metering device and cleared the tree surrounding the condenser. We then reinstalled the heat transfer media coil, air movement system, replaced the filter dryer, purged with nitrogen while brazing and put the system under a nitrogen pressure test. After verifying the system is tightly sealed we evacuated the nitrogen and out the system under vacuum. We resealed the case coil to the plenum, replaced the comfort control wire from the condenser to the exterior wall, ran it inside liquid tight to prevent damage from the sun and wrapped new Armaflex around the suction line outside.

Upon my arrival in Smithville, for an AC service, the customer had concerns with the HVAC system not cooling. I performed a diagnostics and found that the system was not being supplied with high voltage. I checked the breaker panel and the 30amp fuse was turned off to the outdoor system. Before turning it on I verified the refrigerant circulation pumping system was not grounded and the voltage enhancement system was good. After supplying high voltage to the outdoor system I tested its operations and found everything operating properly at this time. I spoke with the customer about what I found today and also went over our maintenance program. She is interested in joining it again but the ac just went out in her car so she wants to that fixed first being she is month to month on expenses. I will follow up next month about the maintenance program.

I gave options to the customer to correct early stages of bacteria inside the main house unit, installing a performance enhancement system on the main house unit as well. Regarding the guest unit I recommended unit replacement due to the age being from 1996 and the air movement system bearings have leaked out oil, I have options to replace motor however customer would like comfort consultant to come out and give replacement estimate.

Installed all new 3/4' PVC piping, new traps, new access ports, new ball valves for sectioning off the drain lines when clearing, insulated the pipe of each unit, added supports to prevent any sagging. Replaced all fittings and stress tested the system. Water removal system is now flowing properly with no restrictions. GA recovered the remaining refrigerant from the system, exposed section of piping that was leaking, replaced a section of copper, resealed the liquid line, installed refrigerant drier in the attic per installation manual, pressure tested system to 415psi using nitrogen and verified no leaks within system at time of repair, evacuated system and purged using nitrogen a total of 4 times to adequately dehydrate the system, isolated system and performed a decay test for 10 minutes and maintained 700 microns. Upon my arrival in Smithville, for air conditioning tune-up. Customer had 3 concerns. 1- downstairs registers have a 10+ degree differential when system is on. That is strictly due to the system. The system contains 3 zones all which are operated separately or simultaneously. 2- furnace doesn't work. I tested both upstairs and downstairs multizone systems and found them to be working in both heating, cooling, and auxiliary heating. 3- the condensation drain on upstairs unit is broken. This drain had to have been broke by force, either stepping on, or hitting/striking the drain. The drain pan must be replaced in order to re thread a new drain portion onto it as the amount of force to have broken it most definitely may have cracked the inner lining. As of this time left downstairs unit in auto mode.

He believed he had corrected the issue but wanted us to take a look at it as well. He stated the fan was set to be on when in dehumidification and the downstairs was set to be off. He turned the upstairs one to be off during dehumidification and said that it was removing humidity from the upstairs area. I went ahead and checked the systems temperature split and the pressures. I found the temperature split was really low. I made adjustments to the systems air flow to allow for a better temperature rise. I was able to get it up to 17.6°. When we return for the evals we will wash the systems and further check pressures verifying they are good.

I found that the Bedroom systems water removal system is severely clogged causing the kitchen/living are systems float switch to trip as well due to them teeing into the same drain port. I verified that the bedroom system is operating properly just has a severely clogged water removal system. Moving the kitchen/living are system I found that it is very low on refrigerant which will cause insufficient heating and cooling. I noticed oil around the filter tried and tested it with my leak detector verify there is a leak. I spoke with the customer about my concerns and went over repair options.

I cleared the drain line and also spoke with tech support about the vent pipe being after the p-trap. Tech support recommended putting a cap over the vent since this is a positive pressure system and doesn’t need a vent. If this doesn’t correct the issue we will have to install a vent before the p-trap. Completing the evaluation I found everything operating properly in both the performance and safety aspects of the equipment. Customers comfort control has an update that is recommended.

I removed duct tape and bent tabs outwards so that it maintains proper closing tension, now it should not swing open on its own. She is also going to consider getting a quote to replace the other system as well given both systems are the same age and original to the home from 2006. I went over our maintenance program as well and this is something they may be interested in but she will have to talk with her husband.
