Today I arrived and met with the homeowner. I completed the evaluation today of both units up and downstairs, began by verifying systems safety and its performance. I then flushed and treated the indoor water removal systems. I replaced the air filters today. While servicing the outdoor systems I cleaned the electrical cabinet and washed the units using water. I replaced outdoor voltage enhancement system for the upstairs unit under the 10yr pnl warranty. Upon departure customer did not want to approve or entertain any other options at this time.

This is recommended to be installed to reduce the starting amperage of outdoor system to prolong the lifespan of mechanical equipment. Upon my I spoke with the customer about the concerns they had with the humming coming from the attic. I found that the customer has a fan inside the attic that is controlled by light switches. The motor is burned out in the fan but is not needed for the home. I recommended the customer turn this off at the breaker to prevent this happening again. I then performed the 6 month checkups on both systems. During the evaluation I found that the voltage enhancement system is past the manufacturer recommendations for operation and the start up amps are higher than manufacture recommended. I recommend having a performance enhancement system installed to correct the start up amps and replacing the voltage enhancement system to prevent any break downs. On the Upstairs system I found that the pressures are fluctuating significantly. This is an indication that the refrigerant pressure control is malfunctioning. I recommend having this replaced to bring the system back to a proper performance standa

While servicing the outdoor system I cleaned the electrical cabinet and washed the unit using water. Upon completion left customer thermostat set to cooling at 70 degrees it’s currently 72 inside.

Performed comprehensive air conditioning maintenance on a split system. Inspected and cleaned condenser coil, checked refrigerant charge via subcooling method, and measured temperature split at 19°F. Fan capacitor tested low at 8.1µF (rated for 10µF), so it was replaced to restore motor efficiency. Tightened electrical connections and tested compressor amperage under load. System is now running at peak efficiency for summer.

Troubleshot a no-cooling issue on a heat pump system. Found the reversing valve stuck in heating mode due to a failed solenoid. Replaced the valve coil and verified proper changeover between modes. Upon departure system is running very well and customers are very satisfied with the new unit, left unit set to 80 in cooling currently 79 inside.

At this time system is running really well have no concerns or recommendations at this time.

System performs well, I did mention to customer the air movement system has begun leaking oil from within its sealed bearings and this one day will fail and something to keep an eye on. Upon departure left system in heat set for 72 currently 70 inside.
