Upon my arrival I spoke with the customer about their concerns with the system not cooling well. Performing my diagnostics I found that the system is showing signs that it is low on R22 refrigerant. I checked the indoor coil finding it is extremely dirty as well as the air movement system being restricted. I spoke with the customer about my concerns and recommended having a comfort specialist come out given the systems age. They are going to discuss this over the weekend and will give us a call if they wish to move forward now or they may wait until the 1st of the year. System is currently left to off and they plan to place some window units through out the home to help with keeping it cool until then.

Upon my arrival I evaluated 1 carrier furnace system. I verified system safety and performance is to manufacture specifications. Flushed and treated the water removal system. Found no detectable carbon monoxide. Found the air movement system to be dirty, recommended a pull and clean to the customer, and they want the options emailed to them.
Performed biannual heating evaluation. Checked all safety’s. Verified zero carbon monoxide. System is operating properly. High installing a carbon monoxide detector. Homeowner had to go to work.
Customer was concerned that the thermostat was blank and nothing was running. Upon diagnosis I found there to be a clog in the water removal system. Gave customer options for repair. Choose HF3A option. I blew out the water removal system and did a safety check of the system as well. System operating to manufactures specifications

Upon my arrival I spoke with the customer about their concerns with the guest house not cooling. Performing my diagnostics I found that the system was low on refrigerant. At the previous evaluation refrigerant was added to the system and an electronic leak search was performed with no success. Today I spoke with the customer about my concerns and went over adding UV leak dye to the system so we can pin point the exact location of the leak. With the approval I added UV leak dye to the system along with 3.5 pounds of r410a refrigerant. The system is now cooling and a return will need to be scheduled in a week or 2. Customer may not be here for the return but we will not need access inside since this is a package unit and all components are located outside the home.
Customer was concerned that drain line for ductless mini split had fallen off and knocked off the line set cover. After inspection, I found that the rubber slip connector for the mini split drain hose two three-quarter PVC had been over tightened and over time broke off. Cut off old piece and slipped rubber connector back over mini split hose and tightened with a hose clamp also added a clamp for the three-quarter PVC so that clamp wasn’t holding all the weight. system draining properly at this time.

During the evaluation I did notice the system has bacterial growth inside the air handler and the indoor system is not equipped with a power protection system. Recommend replacing the air filters, installing power protection on the indoor unit and having the system cleaned then adding a bacterial prevention system.

Flushed and treated water removal systems, washed the condenser coils with water, cleaned and treated the electrical cabinets with electrical insecticide, replaced the downstairs filter and the upstairs will have to be replaced when the customer gets it delivered. He will do this tho. I then verified system safety and performance finding everything operating to manufacture specifications at this time. During the evaluation I noticed both systems have bacterial growth starting to form inside the air handler. I spoke with the customer about my concerns and they would like the options emailed over so they can discuss how they would like to move forward.

Blew out water removal system with CO2 chemically treated water removal system lines and heat transfer media coil pan with pan treatment spray. Customer stated thermostat has been reading incorrect temperatures over past couple weeks. I recommended replacement but the customer wants to wait a little longer on it. Tested system and cooling and got a 19° temperature split went outside and cleaned out electrical panel and sprayed insecticide over electricals. Checked system refrigerant charge system operating to manufacturer specifications at this time.

I found that the indoor voltage enhancement system is below manufacture recommendations and the performance enhancement system is now longer preventing high start up amps due to it becoming faulted. I removed the performance enhancement system today to prevent anything from happening to the system since the relay was continuously opening and closing. I recommend replacing indoor voltage enhancement system and having a new performance enhancement system installed. I also went over bacterial prevention system with the customer. This is something he does seem interested in but would like to talk everything over with his wife.

Customer will order one today. Checked refrigerant levels and condition of outdoor electrical components cleaned out outdoor electrical panel and sprayed insecticide in panel wash down condensing unit with water.

I found that the start up amps are higher then manufacture recommended, system doesn’t have power protection installed and there is bacterial growth inside the air handler. I recommend adding performance enhancement system to help with longer compressor life, power protection installed to prevent component failures due to power surges and adding in bacterial prevention system to prevent future bacterial growth.

Upon my arrival, I spoke with the customer about their concerns with the system, not cooling. When I checked the comfort control, I found that it was calling for emergency heat. I put the system and cooling in. It began checking its operations finding everything is operating to manufacture specifications at this time aside from the refrigerant charge being slightly low. I spoke with the customer about my concerns and recommended having the refrigerant levels recalibrated today. Customer did approve so I added 1 pound of refrigerant to bring the system back to manufacturer specs. I spoke with the customer about maintenance and adding an auxiliary float safety switch at the secondary port on the drain pan. This is something the customer would like to think about and will get back to us when they want to move forward.

Treatment spray put ecobee thermostat into cooling test mode and got a 22° temperature split checked filters and cleanliness of air handler. Went outside and checked pressures and cleaned out condenser electrical panel sprayed insecticide inside of electrical panel washed down unit with water hose. System cooling to manufacturer specifications at this time

Replaced 16 x 20 filter supplied by customer. Tested system in cooling and got a 17° temperature split had to use charging jacket due to a cool morning checked pressures and cleaned out condenser electrical panel sprayed insecticide in condenser electrical panel wash down condenser with water hose system operating to manufacture specifications at this time.
